Job Title: Purchase Acquisitions Coordinator

Reports To: Post-Closing Acquisitions Manager/Director of Acquisitions

FLSA Status: Non-Exempt

Department: Post-Closing

Division: Retail/Wholesale/Correspondent

Annual Salary: $35K - $50K

Summary: Responsible for working with diligence companies to review and purchase loans for NQM Funding, LLC Correspondent Channel. This also includes assistance in diligence clearance of Retail/Wholesale loans to finalize end purchase with investors.

Duties and Responsibilities include the following. Other duties may be assigned.

• Tracks pipeline for loans reviewed by diligence to vet conditions before release to correspondent client.

• Uses critical thinking and loan knowledge to request exception requests or waivers as applicable to each loan.

• Must have knowledge of NONQM and Business Purpose Loans

• Must have knowledge of TRID and TRID rules required to review and vet loans for cures or the completion of cure documents.

• Must have knowledge of the workings of a Closing Disclosure and escrows for input of escrow data into Loan Operating System.

• Maintains a friendly and constant relationship with correspondent clients to facilitate loan purchase and request escalations on loans for purchase as needed.

• Tracks loans within individual pipelines daily to expedite purchase of loan. This includes reaching out to client, lock desk, AEs, etc. until missing or requested items are received.

• Tracking Retail/Wholesale loans assigned and clearing diligence conditions.

• Retrieves and uploads Purchase Advises to the system and indicates received date to keep pipeline current.

• Retrieves and uploads Reliance Letters to the system and indicates received date to keep pipeline current.

• Other assigned tasks or responsibilities that may not be delineated above.

Education/Experience:

Degree: High School Diploma or Equivalent.

Encompass experience preferred.
