Our Corporate Office is looking to hire a Processor.

Reports To: Processing Team Lead/ Director of Processing

FLSA Status: Non-Exempt

Department: Processing

Division: Retail

Annual Salary Range: $60K to $75K

Summary: Responsible for reviewing, monitoring and processing loan applications by performing the following duties.

Duties and Responsibilities include the following.

  • Verifies all loan application documentation has been received to include:
    • All disclosures
    • All income documents required to qualify the borrower
    • All asset documents require for the real estate transaction
    • Credit report and all corresponding credit documents
    • Collateral documents, including purchase agreement, appraisal, inspections if required.
    • Title and insurance documents on the subject property
  • Reviews opening email from compliance to ensure the accuracy of the ordered items, follow up on any ordered items not returned before the file is transferred from the opening department, and order any additional items that may be required or could not be ordered at the time the file was opened.
  • Ensures all documents are filed via AIQ, labeled correctly, and has flowed over to encompass.
  • Provides opening email to the client, including the Loan Officer and Loan Officer Assistant, to introduce themselves as the point of contact on the loan during the transaction with NQM Funding/Premier Mortgage. Opening email will also include any additional items that will be needed to send the loan in for initial review or will let the borrower know that the loan has been submitted for a decision.
  • Corrects income, assets and vital information on application documents that may have not been accurately disclosed at the time of application.
  • Completes necessary tasks for condominium property loans directly with the HOA, following a checklist to ensure compliance with full or limited review and product guidelines.
  • Complete any verification of employments not done through the opening process, which may include income, assets, and credit items.
  • Reviews and ensures income ratios, loan values, cash reserves, and credit histories meet loan program requirements based on the loan product selected.
  • Documents all communication with applicants and internal personnel in a conversation log, including emails and verbal conversations with all parties (not limited to the consumer, loan officer, loan officer assistant, internal partners, and external 3rd party partners)
  • Ensures that the loan is directed to either the internal or external underwriting departments according to the lender's choice or the loan program determined by the Loan Officer.
  • Provides updates and requests necessary documentation from the client, including Loan Officer and Loan Officer Assistant, following the loan decision.
  • Following the initial review of the items, the processor is required to conduct a thorough reevaluation, follow-up, and request any necessary documents to ensure their compliance with the underwriter's requirements before resubmitting them for the underwriter's review.
  • The processor is also responsible for making sure that all loans are compliant, which includes TILA-RESPA, ECOA and additional internal compliance guidelines.
  • Verify that the Initial Closing Disclosure has been triggered within the system to ensure timely delivery to the consumer and prevent any delays in the closing process.
  • Ensure that all necessary documents and requirements for closing and funding are in order after the loan has been cleared-to-close by the underwriting department.
  • Coordinates with title company or closing attorney to verify closing date and time, and enters any specific instructions into the system for the closing team.
  • Performs other related duties as assigned per NQM Funding/Premier mortgage policy and procedures.
